Property owners start by uploading monthly owner reports (PDFs). ConflictCheck automatically extracts every vendor name and payment amount from the check register โ no manual data entry required.
Once the property owner approves the vendor list, ConflictCheck emails the property manager. The PM reviews the list, provides a contact name and email for each vendor, and can also mark entries as inactive if they aren't true vendors.
The property manager also signs their own declaration โ confirming the vendor list is accurate and that they have not engaged in kickbacks or undisclosed compensation.

Once the property manager submits vendor contacts, ConflictCheck emails each active vendor a secure link to a declaration form. The vendor is asked two direct questions about kickbacks and undisclosed compensation โ and must sign under penalty of perjury.
The declarations are designed to convey the gravity and seriousness of engaging in kickbacks, undisclosed commissions, or other forms of hidden compensation. Vendors who have nothing to hide simply check both boxes and sign. Vendors who leave a box unchecked are flagged for review.
