Is it really free?
Yes. There are no hidden fees, no credit card required, and no limits on how many properties or vendors you can audit. We may introduce optional premium features in the future, but the core conflict check workflow is free.
How does ConflictCheck make money?
Right now, we don't. We're focused on building a product that property owners love. In the future, we may offer value-added services like advanced analytics, integrations, or compliance reporting that we might charge for.
What does the audit process look like?
You upload your owner reports (or enter vendors manually), review the vendor list, then send it to your property manager. The PM verifies vendor contacts and signs declarations. Each vendor then receives an email asking two questions about kickbacks — all under penalty of perjury.
Is my data secure?
All data is encrypted in transit. Authentication is handled through Google sign-in. Vendor responses are logged with IP addresses and timestamps for a complete audit trail.
What if a vendor doesn't respond?
We automatically send reminders at 7, 14, and 21 days. After the third attempt, the non-response is noted in your dashboard. You receive email updates every 3 days with progress.
Can my property manager delegate the data entry?
Yes. The PM can assign an internal admin to collect vendor contact information. The admin fills in the contacts, then the PM reviews and signs the declarations themselves.
